These Terms and Conditions govern your use of www.serenepadmanabham.com, enquiries made through the website, and reservations for rooms, suites, apartments, amenities, and associated services offered by Serene Padmanabham.Serene Padmanabham is operated by SERENE HOLIDAYS, having its registered/business address at:Serene Holidays TC 84/3301(2), 1B, Serene Apartments, Subhash Nagar, Enchakkal P.O., Vallakkadavu, Thiruvananthapuram, Kerala – 695008, IndiaIn these Terms, “Serene Padmanabham”, “we”, “us”, and “our” refer to the property and its operating entity. “Guest”, “you”, and “your” refer to the person using the website, making a reservation, or staying at the property.By using this website or confirming a reservation, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.

1. Eligibility to Make a Booking

The person making a reservation must:
  • Be at least 18 years of age.
  • Have the legal capacity to enter into a binding agreement.
  • Provide accurate and complete booking information.
  • Be authorised to make the reservation on behalf of all accompanying guests.
  • Ensure that all guests included in the reservation comply with these Terms and the property’s house rules.
We reserve the right to request additional information reasonably required to verify a booking or prevent fraudulent transactions.

2. Reservations and Confirmation

A booking is considered confirmed only after:

  • We have received the required payment, deposit, or valid payment authorisation; and
  • An official booking confirmation has been issued by Serene Padmanabham or an authorised booking partner.

An enquiry, payment initiation, automated acknowledgement, or provisional hold does not by itself constitute a confirmed reservation.

Guests must verify the property name, room or suite category, number of occupants, stay dates, tariff, taxes, inclusions, and cancellation conditions stated in the confirmation.

If an obvious pricing, availability, or system error occurs, we will promptly inform the guest and offer the option to confirm at the correct terms or receive a full refund of any amount collected for the affected reservation.

3. Room Rates and Taxes

All rates are quoted in Indian Rupees (INR) unless otherwise stated.Room rates may vary according to dates, demand, room category, occupancy, length of stay, promotional offers, and the booking channel used.Applicable taxes, statutory charges, optional services, extra-person charges, food, transport, or other additional expenses may be charged separately unless expressly included in the confirmed tariff.Rates and promotional offers are subject to availability and may be changed before a booking is confirmed. Changes will not affect an already confirmed reservation except where required by law or agreed with the guest.

4. Payments

Payments must be made through the payment options displayed on the website or communicated through our authorised representatives.The guest is responsible for ensuring that:
  • The payment method used is valid and lawfully authorised.
  • Sufficient funds are available.
  • All payment details are accurate.
  • Any bank, currency-conversion, or transaction charges are paid by the guest.
We are not responsible for delays or failures caused by banks, payment gateways, card networks, UPI services, or other third-party payment providers. However, we will reasonably assist in verifying the status of a transaction.Any refundable security deposit will be communicated before confirmation or check-in. Deductions may be made for unpaid charges, loss, damage, excessive cleaning, or violation of house rules, with reasonable supporting details provided to the guest.

5. Cancellation, Modification and Refunds

Cancellation, amendment, prepayment, and refund conditions may vary according to the room category, rate plan, promotional offer, and booking channel.The conditions displayed before booking and stated in the booking confirmation will apply to that reservation.Where a cancellation is permitted:
  • The request must be submitted through the original booking channel or directly to our authorised reservations team.
  • The cancellation is effective only after it has been acknowledged.
  • Applicable cancellation charges will be deducted.
  • Approved refunds will normally be returned through the original payment method, subject to payment-provider processing times.
Date changes, room-category changes, or reductions in the number of nights or guests are subject to availability, revised rates, and the applicable booking conditions.Failure to arrive on the scheduled check-in date without an approved cancellation will be treated as a no-show. No-show charges will be applied according to the confirmed rate plan.Early departure after check-in may not qualify for a refund unless expressly approved by the management or required by applicable law.Bookings made through online travel agencies or other third-party platforms are also governed by that platform’s cancellation and refund rules.

6. Check-In and Check-Out

The standard timings are:
  • Check-in: From 2:00 PM
  • Check-out: By 11:00 AM
Early check-in and late check-out are subject to availability, prior confirmation, and additional charges.Every adult guest must present a valid, original government-issued photo identity document at check-in. Foreign nationals must present a valid passport, visa, OCI documentation, and any other information required under Indian law.We may collect and submit guest information to government or regulatory authorities when legally required.The name on the reservation should match the identification document of the primary guest. Entry may be refused where valid identification is not produced or where the information provided is materially incorrect.

7. Occupancy, Children and Additional Guests

Only registered guests are permitted to stay overnight.The maximum occupancy stated for each room, suite, or apartment must not be exceeded without prior written approval.Charges may apply for:
  • Additional adults or children.
  • Extra beds or bedding.
  • Additional rooms.
  • Extended occupancy.
  • Services not included in the original booking.
Children and minors must remain under the supervision of a parent or lawful guardian. The primary guest is responsible for the safety, supervision, and conduct of all minors included in the reservation.

8. Visitors

Day visitors may be permitted only with prior approval, valid identification, and registration at the reception.Visitors must comply with the property’s rules and may not remain beyond the permitted visiting hours or stay overnight unless they have been added to the reservation and approved by the management.The registered guest is responsible for the conduct and behaviour of their visitors while they are on the property.

9. Guest Conduct and House Rules

Guests are expected to behave respectfully and must not disturb the comfort, safety, privacy, or religious and cultural sensitivities of other guests, neighbours, employees, or visitors.The following activities are strictly prohibited:
  • Illegal, threatening, abusive, discriminatory, or disruptive conduct.
  • Excessive noise, unauthorised parties, or events.
  • Possession or use of illegal drugs.
  • Possession of unlawful weapons, explosives, or hazardous materials.
  • Smoking in rooms or areas designated as non-smoking.
  • Damage, removal, misuse, or unauthorised alteration of property.
  • Commercial activity, solicitation, gambling, or unlawful services.
  • Unauthorised professional photography, filming, or events.
  • Tampering with fire alarms, CCTV, security systems, electrical equipment, or safety devices.
  • Allowing unregistered persons to occupy the accommodation.
Alcohol may be possessed or consumed only in accordance with applicable law and the property’s house rules.Pets are not permitted unless expressly approved in writing before arrival.

10. Right to Refuse or Terminate Accommodation

Subject to applicable law, Serene Padmanabham reserves the right to refuse check-in or terminate a guest’s stay where:
  • A guest fails to provide valid identification or payment.
  • The booking was obtained through fraud or material misrepresentation.
  • Occupancy limits are exceeded.
  • A guest creates a safety, security, health, or nuisance concern.
  • Illegal activity is suspected or identified.
  • Property rules are repeatedly or seriously violated.
  • Continuing the stay may endanger guests, employees, neighbours, or the property.
Where accommodation is terminated because of a serious breach by the guest, refunds may be withheld to the extent permitted by applicable law, and the guest may remain responsible for any unpaid charges, damages, or losses incurred.

11. Property Damage and Additional Charges

Guests are responsible for maintaining the room, furnishings, equipment, keys, access cards, and common areas in reasonable condition throughout their stay.The guest authorises Serene Padmanabham to recover reasonable costs arising from:
  • Damage caused by the guest, accompanying persons, or visitors.
  • Missing property, keys, linen, fixtures, or equipment.
  • Smoking in a designated non-smoking room or area.
  • Excessive cleaning requirements.
  • Unpaid food, transport, laundry, or other service charges.
  • Losses resulting from a material breach of these Terms and Conditions.
Normal wear and tear will not be charged to the guest.

12. Amenities and Special Requests

Descriptions, photographs, layouts, views, distances, and amenity information are provided in good faith. Minor differences may occur due to maintenance, upgrades, room configuration, weather conditions, or operational requirements.Special requests—including specific floors, room preferences, bedding arrangements, accessibility requirements, early check-in, late check-out, or adjoining rooms—are subject to availability and are not guaranteed unless confirmed in writing by Serene Padmanabham.Temporary interruptions to Wi-Fi, electricity, water supply, air-conditioning, television, lifts, parking, or other amenities may occur due to maintenance activities or circumstances beyond our reasonable control. We will make every reasonable effort to restore affected services as quickly as possible.

13. Parking and Guest Belongings

Parking is subject to availability and the property’s designated parking rules.Guests are responsible for locking their vehicles and securing their personal belongings. Serene Padmanabham shall not be responsible for the loss, theft, or damage to vehicles or personal belongings except where such loss or damage is directly caused by our proven negligence or where liability cannot legally be excluded.Guests are advised not to leave valuable items, documents, jewellery, cash, or electronic devices unattended.Lost property will be handled in accordance with our operational policy. Storage and return-delivery charges may apply where applicable, and unclaimed items may be disposed of after a reasonable period in accordance with applicable laws.

14. Third-Party Services

Serene Padmanabham may assist guests with arranging taxis, sightseeing tours, food delivery, travel arrangements, tickets, guides, or other services provided by independent third-party service providers.Unless expressly stated otherwise, these providers are not employees, representatives, or agents of Serene Padmanabham. Their services are governed by their own terms and conditions, availability, licensing requirements, pricing, and liability policies.While we exercise reasonable care in recommending or coordinating such services, Serene Padmanabham shall not be responsible for the independent acts, omissions, delays, negligence, or quality of services provided by any third-party service provider.

15. Website Use

CCTV cameras are not installed inside guest rooms or private bathrooms.

18. Force Majeure

Serene Padmanabham shall not be liable for any failure or delay in performing its obligations where such failure or delay results from circumstances beyond our reasonable control.These circumstances may include, but are not limited to:
  • Natural disasters or severe weather conditions.
  • Fire, flood, earthquake, or other acts of nature.
  • Epidemics, pandemics, or public health emergencies.
  • Government restrictions, regulations, or official orders.
  • Civil unrest, strikes, labour disputes, or acts of terrorism.
  • Transport disruptions or utility failures.
  • Power outages, telecommunications failures, or other unforeseen operational interruptions.
Where such an event prevents us from honouring a confirmed reservation, we will make reasonable efforts to communicate with the guest and, where appropriate, offer an alternative booking, credit, rescheduling option, or refund in accordance with the confirmed booking conditions and applicable law.

19. Limitation of Liability

Nothing in these Terms and Conditions excludes or limits any liability that cannot lawfully be excluded, including liability arising from fraud, wilful misconduct, or death or personal injury caused by negligence.To the fullest extent permitted by applicable law, Serene Padmanabham shall be liable only for direct and reasonably foreseeable loss or damage resulting from its proven negligence or breach of these Terms and Conditions.Serene Padmanabham shall not be responsible for any indirect, incidental, special, or consequential losses, including but not limited to:
  • Missed travel connections or delays.
  • Loss of business, income, profits, or opportunities.
  • Loss resulting from inaccurate or incomplete information provided by the guest.
  • Acts, omissions, or services provided by independent third-party service providers.
  • Events or circumstances beyond our reasonable control.
Nothing in these Terms and Conditions shall affect any non-waivable rights available to consumers under applicable laws of India.

20. Guest Responsibility and Indemnity

Guests are responsible for their own conduct and for ensuring that all accompanying persons and visitors comply with these Terms and Conditions, applicable laws, and the property’s house rules.The guest agrees to be responsible for any reasonable losses, claims, penalties, damages, or expenses directly resulting from:
  • The guest’s unlawful acts or misconduct.
  • A material breach of these Terms and Conditions.
  • Damage caused to the property, its furnishings, equipment, or facilities.
  • Damage or injury caused to other guests, visitors, employees, or third parties.
  • Any misuse of the accommodation or its amenities.
Nothing in this provision requires a guest to compensate Serene Padmanabham for any loss or damage arising from our own negligence, breach of duty, or wilful misconduct.
